- A tenant from MacDill offered to record a testimonial in uniform. Can we use it?
- No, and it is worth explaining why rather than just declining. A service member in uniform endorsing a business reads as an official endorsement, which is not theirs to give and not yours to publish. If they still want to help, a written note with no uniform and no rank attached is a different thing entirely, and their word of mouth on base does more for you than a video would.
- Someone asked in the comments whether a crack in our listing video means a sinkhole. What do we say?
- Answer the part you own and stop there. What you inspect, what the lease says about reporting movement, and who you call. Whether the ground under that specific address is moving belongs to an engineer who has been to the property. Saying so in the reply is better for you and for the owner than a guess in either direction.
- Our office is in Tampa but we take doors in Pinellas. Does the feed need to show that?
- It does, and this is the single most fixable problem on most Tampa Bay management feeds. Content follows the leasing route, so a firm whose people rarely cross the water publishes a Hillsborough County feed and then wonders why St. Petersburg and Clearwater owners never call. Put somebody on that side with a phone in the same week, every week, or say plainly that you do not cross.
- We are repainting a rental in Hyde Park. Can we post the before and after?
- Once the exterior work has been through design review, yes, and it makes a good post. Before that, a finished photograph from a historic district is a dated public record of an alteration nobody approved. The stronger content is the process anyway, because every owner of an old rental in Ybor City or Hyde Park wants to know how long review takes and what usually gets through.
- How do we reach the newcomers who arrive here on orders?
- Write for the question they arrive with rather than for the market. What a set of orders does to a lease, how a deposit comes back when a family leaves the state in under two weeks, how a showing works when the person renting is still overseas. Keep it plain and keep it current, because a household that got a straight answer hands your page to the next family arriving on the same rotation.
