- The cleaners are still working when we arrive on turnover day. Is that a problem?
- They set the clock, so work around them rather than the reverse. Confirm the actual gap with the manager when you confirm access and assume it is shorter than you were told, because the house has to be clean and locked for an arrival that afternoon. Plan a single same-day sequence, because there is no coming back tomorrow to a house with a booking in it.
- Every house on the street has the same windows. Does posting one job just help a competitor quote the neighbors?
- The neighbors already know what they have. What they do not know is who did the one on their loop that looks right, and a clip that names the plan rather than the address is how they find out. Keep the detail to the opening you actually worked on, since the next house shares the floor plan but not the history behind the trim.
- A property manager asked whether we answer on a Saturday night. Should that be a post or a promise?
- Only post what you will actually do. If somebody picks up after hours, publish what that covers: what gets secured the same night, what waits for a unit built to size, and what a temporary secure looks like. If nobody picks up, say what you do offer instead. A manager who was told yes and got voicemail with guests in the house will never call again.
- Nobody in Lake Nona or Horizon West needs windows yet. Is posting there wasted?
- Not if the posts match the houses. Those households have warranty questions, sticking sliders and enclosure projects now, and no contractor they trust. Being straight with them for a couple of years, including telling somebody to go back to their builder, is how you become the name on the street when those openings finally do reach replacement age.
- An owner wants video before approving the work. Is that the same footage we publish?
- No, and mixing them is why both end up wrong. What an owner in another state approves from is a plain unhurried record of the opening, the defect and the scope, sent directly to them. What goes on the account is a short version of the same day. Keep the approval file out of the feed and keep the music out of the approval file.
